Airbnb Co-Hosting · Seattle
Your Airbnb co-host in Seattle.
Host Haven Stays runs your Airbnb day to day: pricing, guest messages, cleaning, repairs and the listing itself. You keep the home, the listing and the final say.
The short answer
Host Haven Stays is a Seattle Airbnb co-hosting company. Owners add us to their Airbnb listing as a co-host. We handle the listing, pricing, every guest message, cleaning, urgent repairs and quarterly visits. The owner keeps the listing in their own account, holds the Seattle short-term rental license, and gets a monthly statement with an ACH payout on the 1st.
Thirty minutes, complimentary, with a revenue assessment of your home.
The role
What an Airbnb co-host does.
Airbnb built co-hosting into the platform. The owner stays the host of the listing, invites a co-host, and chooses what the co-host can access and how payouts are split.
With Host Haven, you invite us with full access. From then on we run the listing the way a full-time host would. We're Seattle locals with our own cleaners and handyman, minutes from your door, not a call center in another state.
Included
What we handle.
Your listing
We write and tune the listing on Airbnb, and on VRBO, Booking.com or Furnished Finder when they suit the home.
Pricing and calendar
Rates adjusted to Seattle demand, and your own dates blocked whenever you ask.
Every guest message
Questions before booking, check-in help, problems mid-stay, reviews and disputes. All of it, start to finish.
Cleaning and linens
We coordinate local cleaners and linens to our standard. If a clean misses the mark, we send them back.
Repairs
We coordinate urgent repairs and check the work. Anything over $1,000 waits for your OK, unless it's an emergency.
Quarterly visits
We walk through the home in person every quarter, so small things stay small.
Search ranking
We tune the listing to rank well on Airbnb. Nobody can promise a placement, and we won't pretend to.
Your money, in plain sight
An owner portal with monthly statements and your full transaction history. Payouts by ACH on the 1st for the month before.
Yours
What stays with you.
- Your home, your listing. The listing lives in your Airbnb account. Block dates for yourself any time.
- The Seattle license. The city says a manager can run the rental, but the license must be in the owner's name. We walk you through it. See our license guide.
- Setup costs. The pre-launch deep clean, professional photos, and stocking the home from our setup checklist.
- The big decisions. Any single repair over $1,000 waits for your OK, emergencies aside. Either of us can end the arrangement with 30 days' written notice.

Choosing
Co-host, property manager, or arbitrage?
Co-host or property manager? In Seattle the words overlap, and plenty of companies offer both. The questions that matter: whose Airbnb account does the listing live in, and whose name is on the city license? With us, both stay yours, and you can see every booking yourself.
What about Airbnb arbitrage? Arbitrage means renting a place and re-listing it on Airbnb. In Seattle, renters generally can't get the license that stays under 30 nights require. We explain the rules, with the city's own sources, in our Airbnb arbitrage guide.

Owner questions
Airbnb co-hosting in Seattle, answered.
What does an Airbnb co-host do?
A co-host runs an Airbnb listing for the owner. The owner adds the co-host to the listing and chooses their access. As your co-host, Host Haven Stays handles the listing, pricing and calendar, every guest message, cleaning and linens, urgent repairs, quarterly visits, and a monthly statement with your payout.
Is a co-host the same as an Airbnb property manager?
The jobs overlap. The useful questions are whose account the listing lives in and whose name is on the city license. With Host Haven, the listing stays in your Airbnb account, the Seattle license stays in your name, and we run the hosting through Airbnb's co-host tools.
Do I still need a Seattle short-term rental license if I hire a co-host?
Yes. The City of Seattle says an operator may hire a property management company, but the license must be in the owner's name. Licensing is the first step of our onboarding and we walk you through it.
How do I get paid?
You invite us as co-host with 100% of co-host payouts, so Airbnb pays booking income to us. We pay you by ACH on the 1st of each month for the month before, with a statement and full transaction history in your owner portal.
Who approves repairs?
We coordinate urgent repairs and check the work. Anything over $1,000 for a single repair waits for your approval, except emergencies.
What isn't included?
Deep cleans and upholstery, structural or major repairs, exterior windows, painting, yard and garden work, mold or biohazard cleanup, pest extermination, power washing, and moving heavy furniture.
Can I still stay in my home?
Yes. Tell us your dates and we block the calendar.
Can either of us end the arrangement?
Yes. Either side can end it with 30 days' written notice. No long-term lock-in.
Can you guarantee bookings or a top search ranking?
No. We optimize the listing and pricing every day, but no honest co-host can guarantee an outcome on Airbnb.
Which areas do you serve?
Homes across Seattle, including Queen Anne, Capitol Hill, Ballard, South Lake Union, Wallingford, West Seattle, Beacon Hill and Rainier Valley, plus nearby cities such as Edmonds, Burien and Des Moines. Ask about your address.
